Surface Preparation & Concrete Repair
The foundation every coating system depends on.
Overview
Where surface preparation & concrete repair belongs
A coating system depends on the concrete beneath it. Charlec Coating Systems provides mechanical preparation and concrete repairs to establish a suitable foundation for the specified finish.
Our approach considers the existing surface, slab condition, and requirements of the next system. Work may include diamond grinding, shot blasting, suitable coating removal, crack treatment, joint filling, and local repairs.
Typical applications
- Preparation before any coating, overlay, or polishing system
- Removal of failed or unsuitable existing coatings
- Crack treatment and joint filling
- Spall, hole, and joint-edge repairs
- Moisture assessment and vapour mitigation
Performance
What we weigh before recommending
- The requirements of the next system drive the preparation method
- Slab condition — sound concrete, contamination, existing coatings
- Moisture condition before any impermeable finish
- Dust control and adjacent occupied areas
System options
Diamond grinding
Diamond tooling removes suitable coatings, surface residue, and minor irregularities, and prepares concrete for subsequent systems. Preparation grinding is a different process — and a different goal — than finished concrete polishing.
Shot blasting
Controlled steel-abrasive preparation removes suitable surface material and creates a textured profile. We match the preparation to the specified system rather than assigning one profile to every floor. Dust collection reduces dust substantially; no mechanical process is completely dust-free.
Crack repairs
Cracks are assessed before a repair is chosen. Suitable non-moving cracks may receive compatible repair materials — epoxy or polyurea where suited to the repair and the subsequent coating. Moving cracks, active water, and structural distress need a different approach, and we will say so. A repaired crack can recur if the slab continues to move.
Joint filling
Suitable semi-rigid floor-joint fillers support joint edges under wheel traffic. These are distinct from flexible movement and expansion-joint sealants — a semi-rigid filler is not a universal expansion-joint sealant. Overcoating compatibility is checked before finishing.
Local repairs
Spalls, damaged joint edges, holes, and other local defects are addressed by removing unsuitable material, preparing the area, placing a compatible repair, and curing before finishing. Cosmetic patching does not resolve structural deterioration.
Moisture assessment & mitigation
We assess moisture conditions and install appropriate moisture-vapour mitigation where required. Mechanical preparation alone does not resolve moisture transmission — and a moisture vapour barrier beneath a floor system is not the same as exterior waterproofing.
Installation
How the work runs

We examine the slab, existing coatings, moisture condition, and the requirements of the specified finish.
Grinding or shot blasting matched to the next system — not a default profile for every floor.
Cracks, joints, spalls, and local defects are treated with compatible materials.
Profile, cleanliness, and moisture conditions are confirmed before the next trade or system proceeds.
Preparation & detailing
- Preparation is the work on this page — matched to the specified system, documented, and verified
Maintenance & return to service
- A properly prepared and repaired substrate extends the service life of whatever goes over it

Maintenance guide
Keep it looking new.
Prepared and repaired concrete is the base for your final system. Keep it protected until the coating goes on.
| Task | How often |
|---|---|
| Keep traffic, oils and spills off the prepared slab | Until coated |
| Check repaired joints and cracks for new movement | Yearly |
Do
- Book the final coating soon after preparation
- Tell us about any new cracks so we can treat them
Avoid
- Let oils, paint or sealers onto the prepared surface
